Job Description

Position Overview: We are seeking an experienced Land Development Manager to oversee the development of land for our production/tract home projects. This role is critical in ensuring the successful acquisition, planning, and development of land for our residential communities. The ideal candidate will have a strong background in land development, project management, and knowledge of local regulations and land entitlement processes.

Key Responsibilities:

* Land Acquisition and Due Diligence: Partner with land acquisition teams to evaluate potential land opportunities. Perform due diligence, including site visits, environmental assessments, and feasibility studies.
* Entitlement Process Management: Navigate the entitlement process with city, county, and state agencies. Ensure all permits and approvals are obtained in a timely manner.
* Project Management: Oversee all phases of land development, from planning and design to grading, infrastructure installation, and final build-out.
* Budgeting and Cost Control: Develop and manage project budgets, ensuring cost-effectiveness while meeting quality standards. Work closely with the finance team to track expenses and forecast financial outcomes.
* Vendor and Contractor Management: Source, negotiate, and manage contracts with engineering firms, contractors, and other service providers.
* Coordination with Construction Teams: Collaborate with construction managers to ensure land development timelines align with homebuilding schedules.
* Compliance and Risk Management: Ensure all land development activities are compliant with local, state, and federal regulations. Mitigate risks associated with environmental, safety, and zoning issues.
* Community and Stakeholder Relations: Serve as the liaison between the company and local communities, government officials, and other stakeholders to maintain positive relationships and resolve any development-related issues.

Qualifications:

* Bachelor's degree in Civil Engineering, Urban Planning, Real Estate, or related field (preferred).
* 5+ years of experience in land development management, preferably within production/tract homebuilding.
* Extensive knowledge of land entitlement processes, zoning laws, and local government procedures.
* Proven track record of managing large-scale residential land development projects from start to finish.
* Strong leadership and organizational skills with the ability to manage multiple projects simultaneously.
* Excellent communication and negotiation skills.
* Proficiency in project management software and tools.
* Ability to work in a fast-paced environment and meet tight deadlines.
